A 12-story, 92,000-square-foot affordable housing building at Massachusetts Avenue and Walden Street provides 73 permanently affordable apartments for Cambridge families. The project uses mass timber construction and targets Passive House and Enterprise Green Communities certification.

The building directly addresses Cambridge’s shortage of affordable family housing. More than two-thirds of the apartments are two- and three-bedroom units designed for families, with unit sizes ranging from 503 to 1,064 square feet. All units will remain permanently affordable.

Shared spaces foster resident connection and support daily life. The ground-floor lobby at Massachusetts Avenue and Walden Street features 15-foot ceilings and functions as both building entry and community gathering space. At the top floor, an indoor amenity room and rooftop terrace provide additional space for residents to connect.

The mass timber structure reduces embodied carbon and creates exposed wood interiors. The building targets Passive House certification through high-performance envelope design and mechanical systems, with rooftop solar contributing to energy performance. Without on-site parking, the project supports transit, walking, and biking in a neighborhood well-served by public transportation.
